CONCEPT DESIGN
Painting the Big Picture
The Conceptual Design (CO) phase begins with an immersion with you to understand your vision, and create a plan to deliver on your needs and aspirations. We discuss programming, fresh ideas, operations, and ask all the hard questions that provide a clear direction to design from as the project unfolds. Our team creates the story of the space and sources core mood imagery that will drive the look and feel of the project. This phase also includes floor plans exploration and basic volumetric study.

PRE-CONCEPT

The CONCEPT phase sets the tone of a new project. Our team creates the story of space and sources core mood imagery that will drive the look and feel of the project. This phase also includes floor plans exploration and volume studies.

SCHEMATIC DESIGN
Bringing the concept to life
Schematic Design (SD) takes the look and feel and planning from the concept and extrapolates it into further spatial and material form. The floor plan is further layered with material extents, furnishings, and mill-work while rendered elevations, reflected ceiling plans, furniture sketches, material selections, and other illustrations further illuminate the design. Coordination of the major components of your engineering systems gets underway in this phase.
CONSTRUCTION & STYLING
It's time to build
After our documents are complete you’ll have solicited bids, selected your contractor and pulled your permits. You’re ready to go and we begin our Construction Administration (CA) phase. We support your team in helping in interpret and clarify our documents, reviewing the shop drawings and samples provide by your contract or purchaser and join you on-site to review the progress of work in the field to ensure it’s as intended in the design. In the end, we’ll walk the job with you to help make sure it’s finished right, and help you style and accessories the space to add those extended layers with key art features and personal touches.
CONSTRUCTION DOCUMENTS
Preparing for Building
Construction Documentation (CD) takes the developed designed and commits it to paper to set forth in detail how the parts of the design come together, for use by the contractor in the construction of your project. Custom furniture and lighting designs are fully documented in detail for fabrication, and complete purchase order ready specifications for all materials, finishes and F&E are prepared for your purchasing agent.
CONSTRUCTION & STYLING
It's time to build

DESIGN DEVELOPMENT
Designing the Little Bits
Design Development (DD) dives deeper into the detailed design of the space. The goal of this phase is to complete the design so you know your “kit of parts” both at the overall and close up a level. We finalize fine-tuning of the layout, materials are now all selected, furniture and custom lighting selections and designs are complete, and we’ve coordinated the integration of trade and consultant work.
